'Wentworth by the Sea' was named after Benning Wentworth (1741-1766), the first royal governor of New Hampshire. Today, the name is known to locals as a sought-after neighborhood straddling the Seacoast towns of New Castle and Rye, which includes a world-class hotel and spa, marina and country club surrounded by luxury residences.

At the heart of Wentworth by the Sea, you'll find the historic hotel and spa, described as a 'grand dame' with a storied past and a stylized present.' The turreted Victorian-style hotel was built in 1874 and operated continuously for more than a century, hosting movie stars and politicians, before closing in 1980. It reopened in the early 2000safter a multi-million dollar renovation, preserving its old New England ambiance while adding sumptuous modern resort comforts. Its restaurants, Salt Kitchen + Bar and Latitudes are some of the Seacoast's most popular places to dine.

Wentworth by the Sea Marina

The nearby Wentworth by the Sea Marina offers an extraordinary setting, abundant amenities (including a seasonal, open-air cafe), and fine hospitality. With ~150 slips accommodating vessels up to 250 feet, they have everything a boater needs for a delightful stopover or unbeatable home port.

The Wentworth by the Sea community of homes in New Castle NH offers a mix of 107 luxury homes and condominiums on ~100 acres of land (including the hotel and marina). The Association consists of eight pocket neighborhoods: Ducks Head, Little Harbor, Dockside, Marina Heights, Harborview, Campbell's Island, Mill Pond andGreat Island. The lifestyle here is a blend of easy living and casual sophistication. All homeowners have access to the Association clubhouse, swimming pool, tennis courts, walking trails, and a fabulous private beach.

The very first area developed was Ducks Head, a verdant necklace of 21 stunning Royal Barry Wills Cape Cod residences graced with old New England style. The neighborhood includes a mix of waterfront and water view homes.

The four luxury townhouses at Great Island Condominium were the final phase, completed in ~2003. They are located at the corner of Campbell's Island Lane and Wentworth Road (across from the hotel's main entrance).

  • At that time, there was one property under contract, listed for $2,789,000 on Campbell's Island.

Barb Shea, whose home overlooks the 18th fairway, is a longtime member of the country club. She is extremely knowledgeable regarding the development and sales history at Harbour Links Estates. Between January 2016 and September 2017, there was a single sale at 7 Elizabeth Lane ($1,115,000); from 2010 through 2015, there were 3 sales on Heather Drive (average price $2,650,000) and 1 sale on Elizabeth Lane ($1,550,000). The most recent lots to be sold were on Heather Drive and occurred in 2011 and 2013 (the latter has a home currently under construction). 3 Heather Drive, an undeveloped 1-acre lot, is listed for sale at $2,250,000.

5 Rye Pocket Neighborhoods

Here, you have easy access to the small Seacoast cities of Portsmouth, Exeter, and Dover NH, and the larger New England hubs of Boston MA, Manchester NH, and Portland ME (via train and bus, too!). It's a family-oriented community where you'll find town parades, Easter egg hunts, a great recreation program, parks and playgrounds, and excellent schools (not to mention a top-notch PTA!). Between the center and west end of town, you'll find Mountainview Terrace and Blueberry Lane...one of the most affordable pocket neighborhoods in Rye NH. Most of the capes, ranches, and the occasional colonial, here were built between 1946 and 1965.

Since 2012, 11 homes have sold; average price: $436,745. Tate & Foss Sotheby's International Realty was involved in the two highest sales on Blueberry Lane, numbers 19 (pictured above) and 20, both of which closed at $590,000 in 2014 and 2017, respectively.

Tahlton Woods is conveniently located in Rye Center, with 40 or so properties on Alehson Street and Tehias Road. Most homes were built between 1977 and 1987, with styles ranging from capes and colonials to gambrels and ranches.

Since 2012, five (5) homes have sold with an average price of $556,500. Tate & Foss Sotheby's International Realty sold both 91 Alehson Street and 16 Tehias Road in 2010.

The odd-numbered homes back up to Independence Farm, a beautiful equestrian property on 62 acres, where you can take riding lessons or board your horse!

Tate & Foss Sotheby's International Realty Sales Associate Lynne Joyce has sold two (2) properties here to families that have relocated from Massachusetts.

Five (5) properties have sold here since 2012, with an average price of $600,900. There are two (2) homes actively for sale, listed for $669,000 and $739,000 respectively.

Liberty CommonLIBERTY COMMON

Liberty Common is one of Rye's larger cul-de-sac neighborhoods, with 35 properties on three streets (Liberty Common, Patriots Way, Constitution Circle). Most homes were constructed between 1978 and 1985, with styles a mix of colonials, gambrels, and contemporaries.

Since 2012, six (6) homes have sold, with an average price of $780,504. The last sale, in August 2017, was the highest ever at an astonishing $1,180,900! Tate & Foss Sotheby's International Realty marketed and sold 23 Liberty Common (pictured above) in 2014.

According to Sales Associate Jaynee Whitney:

"Homes are in high demand in this neighborhoodmosthave expanded living spaces and large yards that are perfect for growing families. It's a quiet area that is extremely convenient to both our elementary and junior high schools either by foot, bike or car, and abouta mile to beautiful Pirates Cove beach. "

Adjacent to Liberty Common, you'll find Rock Orchard and Victory Lane, a small double cul-de-sac with 10 homes. Only one (1) has sold in the last five years; price: $765,000. Victory Lane abuts Lang Corner Field, where you'll often catch a soccer match in progress...and tucked behind the field is Rye Elementary School!

Fielding Way at Rands SpringRANDS SPRING

Rands Spring is a quiet cul-de-sac neighborhood comprised of two streets (Spring Road and Fielding Way) in a fabulous location, just over a half-mile sidewalk stroll from sandy Cable Beach and the ocean. Most homes are capes and colonials, constructed between 1984 and 1997.

Since 2012, four (4) homes have sold at an average price of $912,085. Sales Associate Jenifer Parker marketed and sold 34 Fielding Way (pictured above) in 2015, commenting
